Hello! Welcome to the blog for 2764 Southwood View. I’m Malinda Nichols, the owner of this little piece of the world, and I hope you like what you see! Here’s some tips on navigating this site:
1. To read more about the history of this house, please click on the “about” page up at the top. Here you’ll find more about Newcastle Construction, why we love our house, and the only reason we’re even moving!
2. To contact our agent, Gary Moon, click on the “Contact” tab up at the top.
3. Over to your right-hand side are the catagories: Living Room, Kitchen, Bedroom, etc. Clicking those words will take you straight to whatever room you want to know more about without having to navigate through all these pages. Just make sure you click on the “read full post” link to see all the photos and descriptions!
4. To learn more about our neighborhood and surrounding areas, please click on the “Community” tab.
5. I say this on every page, but it’s important to me that you know, as the potential future owner of this home, that our paint colors work great for our decor. However we very much realize that our wall colors might not work with what you have, so we will be more than happy to work a painting allowance into the contract.

The high ceilings, huge corner fireplace, and archway are the best part about this room, and the natural sunlight that pours in is beautiful to boot. It is a perfect welcome to you and your guests! I have had so much fun decorating this room. As you can see, we opted for our television to be on a piece of furniture rather than above the fireplace. We actually took the cable connection in the study and ran the wires between the baseboards and carpet to hide all that unsightly wiring. However if you choose to put your TV above the fireplace, there is a cable connection and electrical outlet up there for you. Speaking of the fireplace. It’s gas, and it’s AWESOME! We love that bad boy!



Also, I’m really not one for the “builder’s beige” wall color. It’s so cold and uninviting! The first thing every visitor says when they walk in is how much they love the color and how cozy the room feels. We really wanted a lot of furniture in here because we love to entertain, and the wall color really ties it all together. Now, we know that this color won’t work for everyone, so we will be happy to negotiate a painting allowance in the contract.

As I mentioned in the “About” page, a kitchen was the only thing I truly was not willing to comprise on. For a small townhouse, this kitchen is more than I hoped for. Its large “U-shaped” design gives more than enough counter space, there are a lot of spacious cabinets for all of your cooking accouterments, including a corner lazy susan cabinet. There is also a large space that is perfect for a china cabinet, pie safe, or a high countertop-type table. The breakfast bar is a great place to eat a quick snack or for your guests to chat with you while you cook. The pantry also has a fantastic design with lots of shelving. I’m so sorry we don’t have a picture from an angle showing you that on the other side of the refrigerator there are more cabinets and counter space. But it’s there, I promise!
P.S. This dining room will be featured in the Holiday issue of Taste of the South magazine, which is the sister magazine to Cooking with Paula Deen, Semi-Homemade with Sandra Lee, Southern Lady, and Victoria magazines! I’ll be happy to mail you all the copies you want when the magazine comes out in October!

Opening up to the kitchen is the dining room, which again, is a great size. I can fit my table for 6-8 here with no problem, and the huge wall is perfect for my chalkboard! (Or whatever you want to put there of course!) The dining room is also your door to the backyard, which has a large patio so you can easily extend your dining and entertaining outside.

Welcome to your new private retreat! This room is amazing. The ceilings are gorgeous, the room is huge, the closet is awesome, and the bathroom is fantastic. There is a cable connection, beautiful French doors for the closet, and there is plenty of room for a king or California king size bed. As you can see, we also have two massive peices of antique furniture in here, not to mention the big bedside tables and foot bench, and there is still room to spare. The windows open up to the fenced-in backyard, so we never even bothered with hanging up blinds; a couple of rich velvet curtains is all we needed! We opted not to upgrade for a ceiling fan, but there is an extra switch in case you decide to install one.
Quick note: We completely understand that this shade is blue is the perfect wall color for us, but it might not be for you! We will be happy to negotiate a painting allowance into the contract so you can personalize your room!


As you can see, the master bath is big and wonderful. There is a huge garden tub with a cute shelf that is perfect for any extra decorating, a separate shower, and a large vanity with a marble countertop. Don’t worry, the huge rug isn’t covering up anything…it’s just a little extra decor!


The closet might appear small since it’s not your typical walk-in, but believe me, if we can easily fit over 300 pieces of clothing (hanging), two shelving units, some extra kitchen accessories, 2 motorcycle helmets, almost 90 pairs of shoes, all of my purses, and 7 storage bins in there, then you can fit your stuff in there too!

This room was really the biggest selling point for us. Our floorplan is the only one in the entire development with this 3rd room (and the only one on the market as well; everything else is just two bedrooms). Zack uses this as his “man room/design room/music room” but it’s perfect for a nursery, formal dining room, 3rd bedroom, sewing room…pretty much anything! This room also boasts a vaulted ceiling, and is much bigger than it looks! (Although snapping these pictures with a wide-angle lens does help!) As you can see, we have a desk, large sofa, and a recliner in here (you just can’t ask a man to separate from his recliner…lesson learned). The room has a large doorway with French doors, so if and when the room gets a little messy, you can just shut the door! Please excuse the boxes piled in the corner….
This house might costs a little more than the other ones, but this room makes it worth every extra penny. Besides, with interest rates as amazing as they are right now, the difference in your monthly mortgage payment will only be pretty small (about $30 bucks). We actually came to this neighborhood thinking that we would go for the “least expensive” floor plan, but spending a bit more and going with the Carley was one of the best decisions we could have
made!

I cannot say enough about this room! I have spent so much time in this room, and it truly has become my own little hideaway. As I mentioned in the “About” page, I love to sew, so a room with lots of sunlight is imperative to me. There is so much room in here for my computer, sewing machine, dress forms, and reference materials, and all my big ol’ furniture, so I know that whatever you use this room for there will be plenty of space for it! This is also our guest bedroom, and it is just lovely. I call this my White Room, and the beautiful vaulted ceiling makes the room big, open, and airy.

The closet, which also has beautiful French doors, is a great size with lots of shelving ready for you to use.

2764 Southwood View has a wonderful backyard. It is located on the right-hand side of the last street, so it backs up to a large hill, which makes it a private and prime lot. We added in a large privacy fence last year, so you can let the dog out or let the kids run around worry free! We are avid grillers, and as another added bonus we had the gas line run outside so the grill can hook right up to it…you’ll never have to buy a propane tank again! The large concrete patio is a wonderful entertaining spot or a lovely place to enjoy your coffee in the morning.

One of the most utilized yet under-appreciated rooms in any home is the Laundry Room. In addition to holding our washer/dryer, we also used this room to stow away our vacuum, iron and ironing board, and the shelf adds a bit extra and always-needed storage for touch-up paint and linens. Don’t be afraid to liven up the room a bit with some art or a fresh coat of bright paint!
